Hotel Marketing Strategies and Ideas That Grow Direct Bookings, Groups and Events

A practical guide to hotel marketing strategies and ideas, from direct bookings and metasearch to email, reviews, group sales and a month by month marketing calendar.
Boutique hotel marketing campaign by Harvest

Hotel marketing is how a hotel attracts guests and turns them into bookings, ideally through channels the hotel owns rather than ones it rents. The strategies that matter most are a strong direct booking website, a complete Google presence including metasearch, email and CRM that bring past guests back, a steady flow of reviews, and a group sales engine for meetings and events. Everything else supports those five.

This guide is for owners, general managers and sales and marketing leads at independent and small group hotels in the US who want more direct revenue and less dependence on online travel agencies.

Key takeaways

  • OTAs are a distribution channel, not a strategy. Use them for reach, then use your own channels to win the repeat and the direct booking.
  • Hotel websites delivered the highest average booking value of any channel in SiteMinder’s 2026 booking trends data, at US$516 per booking.
  • Google is your second front desk. Complete your Business Profile, connect free booking links and keep review recency high.
  • Groups, meetings and events are the most undersold revenue in most hotels. Planners expect fast, complete proposals, and 48% now also consider restaurants and other non hotel venues.
  • Plan marketing by season, not by month. Most demand is booked weeks or months before the stay.
  • Measure what the owner measures: RevPAR, total revenue per available room and direct booking share, not likes or clicks.

What is hotel marketing?

Hotel marketing is every activity that puts your property in front of the right traveler or planner and persuades them to book. It covers four jobs:

  1. Being found in Google, maps, metasearch, OTAs, AI assistants and social feeds.
  2. Being chosen through photos, reviews, rates and a clear reason to stay with you.
  3. Being booked direct where possible, so you keep the margin and the guest data.
  4. Being remembered, so the guest comes back or sends their company, wedding party or conference your way.

A hotel marketing strategy decides how much effort each job gets, based on your guest mix. List your segments (leisure, corporate, groups and meetings, weddings, long stay) and the share of room revenue each brings. That list tells you where to spend.

Direct bookings vs OTAs: getting the channel mix right

The goal is not to leave the OTAs but to use them deliberately and grow your direct share. OTAs give you reach you could not buy yourself, but every booking carries a commission, which Booking.com says varies by country, property type and location.

SiteMinder’s analysis of its hotel booking data shows why the balance matters:

  • Expedia Group was the top revenue generating channel in the US in 2025.
  • Hotel websites produced the highest average booking value, at US$516.
  • Direct booking share held steady, staying within 1.5 percentage points of the prior year in 95% of markets.

SiteMinder’s 2026 traveler survey of 12,000 travelers adds that 26% now start their hotel research on an OTA, and 18% of those who search on OTAs end up booking directly with the hotel. Many travelers find you on an OTA, then check your website. Make that visit worth it.

Channel What it does well What it costs you How to use it
Your website booking engine Highest value, full guest data Website, booking engine and marketing costs Your main target for every campaign
OTAs (Expedia, Booking.com) Reach, especially new and international guests Commission on each booking, limited guest data Keep content and rates accurate, use for need periods
Metasearch (Google, Tripadvisor, Trivago) Puts your direct rate beside OTA rates Free booking links on Google cost nothing; paid placements cost per click or commission Always show a direct rate that is equal or better
GDS and travel agents Corporate and agency bookings Transaction fees and agent commission Important for corporate hotels, less for leisure
Group and event sales Large, predictable revenue blocks Sales team time Needs its own marketing and fast follow up

Ways to shift share to direct:

  1. Offer something the OTAs can’t, such as free parking, breakfast, late checkout or a room upgrade request for direct bookers.
  2. Make the booking engine fast on mobile with as few steps as possible.
  3. Capture email at every stay, including OTA guests, so the next booking can be direct.
  4. Run brand search ads so OTAs don’t take the top result when people search your hotel’s name.

Hotel SEO and your Google Business Profile

Hotel SEO gets you found when travelers search your destination or the reason they’re visiting. Most of the value comes from your Google Business Profile and a clear website.

Google Business Profile checklist for hotels:

  1. Claim and verify the profile, with the name identical to your signage.
  2. Complete every hotel attribute that applies: pool, parking, pet friendly, free breakfast, EV charging, accessibility and so on.
  3. Upload real photos of every room type, the lobby, the pool, the restaurant and your meeting and event spaces.
  4. Keep check in times, phone number and website link accurate.
  5. Connect free booking links so Google shows your direct rate.

On your website, give each thing travelers search for its own page: room types, dining, meetings and events, weddings, packages, and a location page covering distances to nearby attractions, stadiums, convention centers and airports. Keep it fast on phones.

BrightLocal’s 2026 survey found 45% of US consumers use ChatGPT and other AI tools to find local businesses. Plain text facts on your site (capacities, distances, policies) help AI tools recommend you accurately.

Metasearch sites compare your rate with the OTAs’ rates in one place. For most US hotels, Google matters most.

Google’s free booking links let your booking site appear beside OTA rates in hotel searches, and Google states there is no cost for clicks on them. Many booking engines can connect you to Google Hotel Center, so ask your provider first. Paid Google Hotel Ads, Tripadvisor and Trivago can then win more placement. The rule for all of them: your direct rate must match or beat the OTA rate beside it.

Paid media works best when it targets people who have already shown intent.

Campaign type Who it reaches Why it works for hotels
Brand search (Google Ads) People searching your hotel’s name Stops OTAs and competitors taking your name traffic
Google Hotel Ads Hotel searches on Google and Maps Puts your direct rate beside the OTAs
Meta and Instagram retargeting Recent website visitors Brings back people who looked but didn’t book
LinkedIn Corporate travel and event planners Promotes meeting space and group packages

Start with brand search and retargeting, the warmest audiences, then add destination search and prospecting once tracking is reliable. See how we approach Google Ads for hospitality and Instagram advertising.

Email marketing and CRM for hotels

Email is the channel you own outright, and it drives direct repeat bookings. Your property management system already holds your past guests’ contacts.

The hotel email program in order of priority:

  1. Booking confirmation with upsells: parking, breakfast, room upgrades, dining reservations.
  2. Pre arrival email three to five days out with directions, parking and restaurant booking links.
  3. Post stay thank you with a review request.
  4. Return guest offer timed to when they stayed last year.
  5. Seasonal campaigns to your whole list for need periods and packages.
  6. Segmented campaigns for corporate bookers, wedding couples, past event planners and locals (for dining and staycations).

Get consent at booking and include a clear unsubscribe in every marketing email. Harvest runs email marketing for hospitality brands if you want this built and managed.

Social media and content for hotels

Social media sells the experience, not the room. Post short vertical video of the view, the pool and the neighborhood, show staff and guest content (with permission), and photograph event spaces set up for real occasions such as a board meeting or holiday party. Post consistently on one or two platforms, usually Instagram and Facebook, with LinkedIn for meetings and events. Our social media marketing team builds content calendars around booking windows.

Reviews and reputation

Reviews drive both ranking and conversion. BrightLocal’s 2026 survey of US consumers found:

  • 97% read reviews for local businesses.
  • 74% look for reviews written in the last three months.
  • 68% require a rating of at least four stars.
  • 80% are likely to use a business that responds to all reviews, and 50% are unlikely to use one that replies with generic, templated responses.

Review playbook:

  1. Ask at checkout and in the post stay email, with a direct link to Google.
  2. Respond to every review within a few days, and personalize it. Handle complaints calmly, then resolve them offline.
  3. Share review themes with operations monthly, and never offer incentives for reviews.

Hotel marketing ideas you can start this quarter

Beyond the core strategies, these ideas help independent hotels stand out:

  1. Build packages around local demand: stadium weekends, concerts, college graduations, festivals.
  2. Create a direct booking perk and repeat it everywhere: “Book direct for free parking.”
  3. Partner with local businesses such as wineries, golf courses and spas for bundled offers and cross promotion.
  4. Market to locals with staycations, dining and holiday events.
  5. Target corporate accounts within driving distance with a negotiated rate and a direct booking link.
  6. Promote long stay rates for project teams and relocations.
  7. Create a wedding room block page for each wedding so guests book direct.
  8. Run a past guest reactivation campaign to anyone who stayed 12 to 24 months ago.
  9. Use a website chat or text line so planners and guests get fast answers.

Groups, meetings and events: the hotel revenue most properties undersell

Groups, meetings and events bring room blocks, food and beverage revenue and meeting room rental in one booking, often on midweek and shoulder dates leisure leaves empty. Yet many hotels leave event sales to a single web form.

Planners search for this directly. In the US, “hotel meeting space” gets about 2,400 searches a month, “hotel conference room” 1,300, “hotel event space” 880, “hotel room block” 720 and “holiday party venues” 720 (Semrush, 2026).

Cvent’s 2026 Global Planner Sourcing Report, a survey of 1,650 planners, shows what those planners expect:

  • Speed: 63% expect a response within four business days for events of up to 50 attendees, and 24% say delays in receiving responses are a key obstacle.
  • Detail: meeting room specifications, images, videos and floor plans are among the most influential factors, and 25% say researching venue specifications is the most challenging stage.
  • Competition: 48% of planners are sourcing non hotel venues, with restaurants (45%), bars (23%) and wineries (19%) the top choices.

How to market and sell group business:

  1. Build a meetings and events page with every room’s capacity by setup, floor plans, photos, AV details and sample menus.
  2. Build separate pages for corporate meetings, weddings and holiday parties.
  3. Make room blocks easy: a clear process, a booking link per group, and cutoff dates stated in plain language.
  4. Respond within hours, not days. Planners often send the same inquiry to several venues. A fast, complete proposal is often what wins the booking.
  5. Follow up every inquiry until you get a yes or no, and keep lost leads in your CRM for next year.
  6. Market holiday parties early, with a dedicated page live well before planners start booking.
  7. Run LinkedIn and search campaigns aimed at planners and executive assistants in your drive market.

How to measure hotel marketing

Measure marketing the way owners do: by revenue, not activity. CoStar’s STR glossary defines the core metrics.

Metric What it measures How it’s calculated
Occupancy Share of rooms sold Rooms sold divided by rooms available
ADR (average daily rate) Average rate paid Room revenue divided by rooms sold
RevPAR (revenue per available room) Room revenue efficiency Room revenue divided by rooms available
TRevPAR Total revenue efficiency, including F&B and events Total operating revenue divided by rooms available
RGI (RevPAR index) Your RevPAR against your competitive set 100 means you get your fair share
Direct booking share How much revenue you own Direct room revenue divided by total room revenue
Cost of acquisition by channel What each booking really costs Commissions, fees and ad spend divided by bookings from that channel
Group and event pipeline Future event revenue Inquiries, proposals sent, response time and conversion rate

Review these monthly. Watch direct share and cost of acquisition together: more direct bookings that cost more in ads than you saved in commission is not a win. Track event inquiries separately.

Hotel marketing FAQs

What are the most effective hotel marketing strategies?

The most effective strategies are a fast direct booking website, a complete Google Business Profile with free booking links, email to past guests, consistent review management and an active group and event sales process. Paid search and social help most when they target people who already know your destination or have visited your website.

How do hotels get more direct bookings?

Give travelers a reason to book direct, such as free parking or breakfast, and show a rate equal to or better than the OTAs. Connect Google free booking links, run brand search ads, keep the booking engine fast on mobile and capture every guest’s email so their next stay can be booked direct.

How much should a hotel spend on marketing?

There is no single right figure, and it varies by hotel type, market and how much you rely on OTAs. Build the budget from your goals: how many direct bookings and group leads you need, and what each channel costs to deliver one. Include OTA commissions in the picture, since they are a marketing cost too.

What is hotel metasearch?

Hotel metasearch sites, such as Google Hotels, Tripadvisor and Trivago, compare rates for the same hotel across your website and the OTAs. Google’s free booking links let your direct rate appear at no cost per click, and paid hotel ads can win more prominent placement.

How do hotels attract group and meeting business?

Publish detailed meeting room information online, including capacities, floor plans, photos and sample menus. Target planner searches such as “hotel meeting space” with dedicated pages and ads. Most importantly, respond to every inquiry quickly with a complete proposal, since planners often contact several venues at the same time.

What is a good RevPAR?

A good RevPAR depends on your market, class and season, so compare yourself with your competitive set rather than a national number. STR’s RevPAR index (RGI) does this: a score of 100 means you earn your fair share of the market’s revenue, and above 100 means you are outperforming competitors.

Build a hotel marketing plan that fills rooms and event space

Strong hotel marketing comes down to owning more of your demand: more direct bookings, more returning guests and more group and event revenue, measured against RevPAR rather than vanity metrics.
